Buildings and residential covers the widest sector CRS works in. Private and mixed-use residential blocks. High-rise and mid-rise apartment buildings. Purpose-built student accommodation. Older concrete-framed buildings from the post-war and 1960s to 1980s eras where deterioration is now a live asset management issue. New-build defects surfacing under warranty. Historic and listed residential buildings requiring sensitive intervention. The technical work is often similar across these; the procurement route, occupancy considerations and stakeholder complexity vary substantially.

The specific challenges in this sector concentrate around three areas. First, concrete deterioration in ageing stock, particularly reinforcement corrosion driving spalling on balconies, façades and exposed elements. Second, working in occupied buildings where residents, leaseholders, managing agents and freeholders all have a stake in how the works are delivered. Third, meeting the increasingly stringent safety and compliance requirements that apply to residential building stock, from balcony safety and cladding-related structural work through to CDM 2015 and Building Safety Act obligations.

CRS works directly for freeholders, managing agents, resident management companies, developers and main contractors delivering residential refurbishment. Where CRS is appointed as Principal Contractor on a residential scheme, we take on the full CDM 2015 duties and stakeholder coordination that role requires. Where we work as a specialist sub-contractor to another Principal Contractor, we provide the technical documentation and safety governance their role requires.

Residential works are almost always delivered in occupied buildings. Programme, phasing, dust and noise management, working hours, resident liaison and reinstatement of external areas are planned into every scheme. Emergency and make-safe works are treated with the priority they warrant when safety of residents or public is at stake.

Spalling Balconies & Façades in Older Blocks

Reinforcement corrosion in balconies and façades of buildings from the 1960s to 1980s is one of the most common concrete repair enquiries. Visible spalling, staining and exposed reinforcement often mask more extensive hidden delamination that only a proper survey identifies.

Working in Occupied Buildings

Residents, leaseholders and managing agents all have a stake in how works are delivered. Programme, phasing, noise, access to external areas and communication all need to be planned and managed rather than assumed.

Emergency Make-Safe Following Discovered Defects

Loose concrete, defective balcony edges and falling debris on residential buildings present genuine safety risks to residents and public. Emergency response often needs to be delivered before longer-term repair can be planned and specified.

Balcony Safety & Compliance

Balcony safety has become a specific area of concern for freeholders and managing agents. Structural condition, edge protection, waterproofing and drainage all need to be assessed and addressed together rather than as separate defects.

Section 20 & Leaseholder Consultation

Larger residential works often trigger Section 20 leaseholder consultation obligations under the Landlord and Tenant Act. Specifications and cost information need to be robust and defensible for the consultation to be sound.

Access Without Scaffold

Scaffold on residential buildings is disruptive, expensive and often overlooks residents for weeks. IRATA rope access is frequently the more appropriate access method for inspection and localised repair, and increasingly for larger works where scaffold is disproportionate.

Access flexibility including rope access

IRATA Level 3 rope access is available for inspection and localised repair on high-rise and restricted-access buildings where scaffold is disproportionate. On larger works where scaffold is the right answer, we specify and manage it. Access is a scoping decision matched to the scheme.

Frequently asked questions

Yes. CRS delivers concrete repair, joint replacement and structural refurbishment on rail bridges under Network Rail and private rail infrastructure ownership, as well as highway bridges. Rail work requires appropriate certification, possession coordination and delivery within tightly controlled possession windows. Works methodology is planned to complete within the possession rather than requiring extension.

Often, yes. Rope access under-bridge inspection avoids the cost and traffic disruption of MEWP under-bridge units, and can be deployed where the geometry or the possession window does not support platform access. For structural condition assessment where the inspector needs to sound the soffit, measure defects and take samples, rope access delivers close-quarters inspection that drone alone cannot provide. For larger works following the inspection, the appropriate access method (platform, scaffold, ropes) is agreed at specification.

On bridges with established chloride contamination or where testing shows active reinforcement corrosion, cathodic protection is often the most cost-effective long-term intervention because it stops the underlying corrosion mechanism rather than only addressing visible spalling. The specific decision depends on the extent of contamination, the structural context, the remaining design life and the client’s asset management strategy. A corrosion assessment survey establishes whether cathodic protection is warranted before any specification is written.

Inspection deliverables are produced in the format your bridge management system requires. For highway authorities, this typically follows the client’s established BMS structure. For rail assets, the infrastructure owner’s inspection reporting standard applies. Format is agreed at scoping and the deliverable is built to integrate with your existing system rather than requiring translation.

On framework schemes and larger programmes delivered under a main contractor Principal Contractor, we work as their specialist sub-contractor and provide the technical and safety documentation their role requires.
