CRS is not limited to concrete repair. Where a client needs a wider construction package delivered by a single contractor, we act as Principal Contractor or Sole Principal on full-scope schemes. This includes projects where concrete repair is part of a broader refurbishment programme, projects where the client wants one accountable contractor rather than a fragmented supply chain, and projects where our specialist capability provides the technical anchor around which the wider works are delivered.

The scope varies by project. Full residential refurbishment programmes on high-rise and mixed-use buildings, with concrete repair, façade works, balcony refurbishment, protective coatings and associated general construction. Commercial refurbishment schemes combining specialist repair with fit-out, external works and MEP coordination. Public sector refurbishment programmes for local authorities, housing associations and framework clients where a single accountable contractor simplifies procurement and delivery. Infrastructure refurbishment projects combining concrete repair with associated civils, drainage, resurfacing and reinstatement.

CRS holds full CDM 2015 Principal Contractor competence, backed by SafeContractor accreditation, SSSTS-qualified site supervision, CSCS-carded operatives and independent external HSQE consultancy oversight. Where the scheme requires it, we work alongside a Principal Designer appointed by the client or engage one from our professional network. Insurances, contract terms and payment structures are agreed on a project-by-project basis to suit the client’s procurement preferences.

Where the wider works exceed our direct capability, we manage the supply chain through vetted specialist sub-contractors under our Principal Contractor governance. Site management, programme control, quality assurance, health and safety, and client reporting remain with CRS across the whole scheme. This gives the client one point of accountability without limiting the technical scope of what can be delivered.

Wider construction service appointments are typically negotiated rather than competitively tendered, based on an existing client relationship or a specific technical requirement where CRS is the natural lead contractor. We discuss each opportunity on its merits at the outset.

Full Principal Contractor role under CDM 2015 on refurbishment and repair schemes. Includes site management, programme control, health and safety governance and client reporting across the scheme.

Our process

1. Discuss & Scope

Initial conversation to understand the project scope, procurement route, client objectives and timescale. Where the scheme fits our capability and appointment model, a site visit and outline proposal follow.

2. Pre-Construction & Design Coordination

Coordination with the client, Principal Designer, structural engineer and any other design team members to develop the works package, phasing, temporary works and CDM documentation.

3. Mobilise & Deliver

Site setup, appointment of specialist sub-contractors where required under CRS governance, delivery of the works to programme, and client reporting at agreed intervals.

4. Complete & Hand Over

Final inspections, snagging, commissioning where applicable, and handover of the completed scheme with full O&M documentation. Ongoing maintenance and future project relationships continue directly with CRS.

A specialist first. CRS is a specialist contractor for concrete repair, structural refurbishment and associated protection systems. We act as Principal Contractor and Sole Principal on schemes where our specialist capability is central to the works, or where an existing client wants a wider construction package delivered by a contractor they already trust. We do not compete as a general contractor on schemes with no specialist element.

Scheme size varies. Typical Principal Contractor appointments are in the range where a specialist contractor lead adds genuine value, from mid-scale refurbishment programmes through to multi-phase framework works. We discuss each opportunity on its merits at the outset. Where a scheme is genuinely outside our capability envelope, we say so early rather than after appointment.

Yes. CRS holds Principal Contractor competence under CDM 2015 with the accreditations, insurances and governance the role requires. Where a Principal Designer is appointed by the client, we coordinate directly. Where the client asks us to appoint a Principal Designer from our professional network, we can arrange this.

Sub-contractors are vetted for competence, insurance and accreditation before appointment. Health and safety, quality, programme and client reporting remain with CRS across the whole scheme. The client has a single point of accountability regardless of who is on site.

Most Principal Contractor appointments are negotiated based on an existing client relationship, a framework agreement or a specific technical requirement where CRS is the natural lead contractor. Competitive tender is less common at this scale of appointment for us, though we can respond to structured tender opportunities where the scope matches our capability. Contract terms are agreed on a project-by-project basis to suit the client’s procurement preferences.
