Service overview

The parts of a building that fail first are often the parts hardest to inspect. Façades, balconies, roof-level detail, high-level plant surrounds, external staircases and any element more than a few storeys above ground. Ground-level visual inspection cannot see these properly. Drone inspection identifies visible defects but cannot measure, tap or sample. Scaffold is expensive and slow to install for inspection alone. That is where rope access inspection earns its place.

CRS delivers façade and high-level inspection using IRATA Level 3 rope access operatives who inspect at close quarters, physically sound the substrate, measure defects directly and record findings systematically. The inspector is in contact with the surface being inspected, not photographing it from a distance. Loose material can be identified by hammer test. Cracks can be measured with a crack gauge. Samples can be taken where investigation requires. This is inspection at the resolution required to make informed decisions.

The range of assets inspected covers residential high-rise blocks, commercial office buildings, mixed-use developments, industrial facilities with elevated plant, retail façades, heritage and listed buildings, external staircases, atrium roofs, chimneys, spires and other structures where high-level access is required. Each inspection is scoped to the elements of concern and the client’s objective.

Rope access is often the fastest, safest and lowest-cost access method for inspection work. A three-person rope team can inspect the full external envelope of a residential block in the time it takes to install scaffold to one elevation. There is no scaffold licence required. There is no wayleave or highway closure for erection. Residents are not overlooked for weeks by a scaffold shrouding the elevation. The commercial and practical case is often compelling.

Where rope access is not the right method, CRS advises accordingly. Some structures are better suited to mobile elevating work platforms. Others require scaffold because the follow-on works make it worth installing. The inspection scoping conversation includes an honest assessment of access options, not a default push toward rope access.

Output is a written inspection report with defect mapping, photographic evidence, severity ratings and prioritised recommendations. Where the inspection identifies immediate safety concerns, emergency make-safe works can be delivered by the same team on the same mobilisation, avoiding delays that would leave the public at risk.

Initial conversation to understand the building, the elements of concern, and the follow-on decision the inspection needs to support. Access method options assessed and the right method recommended for the scope.

2. Mobilise & Inspect

Rope access installation and inspection to the agreed methodology. Close-quarters visual inspection, sounding, defect mapping, photographic recording and measurement of defects as required.

3. Analyse & Report

Site findings compiled into a written report with defect mapping, photographs, severity ratings and prioritised recommendations. Report structured to support the client’s follow-on decision.

4. Handover & Next Steps

Report delivered with a walkthrough call where useful. Follow-on repair works or specialist investigations quoted separately. Emergency make-safe works, where already delivered on the inspection mobilisation, are documented in the report.

Frequently asked questions

Drone inspection is fast and useful for initial visual assessment, but it cannot sound the substrate for loose material, measure defects with a gauge, take samples, or investigate anything that is not visible from a distance. Rope access delivers close-quarters inspection where the inspector is in physical contact with the surface. For a genuine condition assessment on a façade where loose material or hidden delamination is possible, rope access is the more accurate method. In some projects the two are combined: drone for initial overview, rope access for detailed inspection of areas of concern.

Most façade and high-level inspection work can be delivered from ropes without scaffold, and this is usually faster and lower cost than installing scaffold for inspection alone. Scaffold is the right choice where the follow-on repair works are significant enough to justify the installation cost, where the client already has scaffold in place, or where the specific element cannot be safely accessed by rope. We assess and advise on access at scoping.

Yes, and most of our residential façade inspection is on occupied buildings. Rope access does not disrupt occupied properties in the way scaffold does. Residents are not shrouded for weeks, external areas are not blocked, and access is required only for a few days rather than the extended installation and dismantling of scaffold. Where balcony access is needed as part of the inspection, this is coordinated with the client, managing agent and residents in advance.

If we identify loose or dangerous material during a rope access inspection, we can typically remove it or make it safe on the same mobilisation, rather than leaving it in place while we produce a report. This immediate make-safe capability is one of the key advantages of rope access inspection over drone or ground-level assessment. Any make-safe works delivered during the inspection are documented in the report.

Yes. CRS can be appointed as Principal Contractor on schemes where required, with full CDM 2015 compliance. On inspections delivered under an existing Principal Contractor arrangement, we work as their specialist sub-contractor and provide the technical and safety documentation their role requires.
