Balcony Concrete Repairs & Waterproofing

Thatcham, Berkshire, June 2026

Buildings & Residential

Project overview

Concrete Repair Solutions were appointed to repair, waterproof and protect the reinforced concrete balconies of an occupied residential block in Thatcham, Berkshire.

Years of weathering had left balcony edges spalling, reinforcement corroding and deck finishes failing, allowing water to get into the concrete. Our team carried out a full refurbishment of the balconies and entrance canopies, from survey and concrete repair through to new screeds, waterproofing and protective coatings.

Residents stayed in their homes throughout, so the works were carefully planned and sequenced around them.

What we did

Survey & Preparation

Erected scaffold access to all balconies
Stripped old tiles, coatings and growth
Hammer tested every balcony and marked out repairs

Concrete Repairs

Broke out defective concrete to expose the reinforcement
Cleaned and treated the steel against corrosion
Rebuilt edges and soffits with structural repair mortar

Screed & Waterproofing

Removed failed tiles and screed
Laid new screed to falls so water drains away
Applied a hard-wearing liquid waterproofing membrane to decks and canopies

Coatings & Finishes

Applied a fairing coat for a smooth, even finish
Applied an anti-carbonation protective coating
Cleaned and repainted the balcony railings
Fitted new drip edges to shed water

Technical overview

The balconies are cantilevered reinforced concrete slabs, so the repairs were carried out in a controlled sequence to keep the structure sound at every stage.

Each balcony was surveyed and the repair areas agreed before any breakout began. Damaged concrete was removed, the reinforcement was cleaned and protected, and the profiles were rebuilt with structural repair mortar.

Water getting into the decks was the main cause of the damage, so the waterproofing was just as important as the repairs. New screeds laid to falls now carry water away, under a durable liquid waterproofing membrane.

Finally, a fairing coat and anti-carbonation coating were applied to protect the concrete for the long term, and the railings were cleaned and repainted to complete the refresh.

Project challenges

  • Working on balconies of homes that stayed occupied throughout
  • Sequencing repairs safely on cantilevered concrete balconies
  • Keeping residents' access, privacy and belongings protected
  • Weather-dependent waterproofing and coating works

The outcome

All balconies and entrance canopies were repaired, waterproofed and protected, giving residents safe, watertight and good-looking balconies.

The new screeds and waterproofing deal with the cause of the damage, not just the symptoms, so the concrete is protected for years to come.

Additional improvements, including render repairs and new drip edges, were completed along the way to finish the job properly.
