Project Overview
Concrete Repair Solutions were appointed to undertake concrete repair works, application of anti-carbonation coatings and installation of a waterproof membrane to the soffit and landing areas of a residential property on Bruce Avenue, Shepperton.
The scope addressed deterioration to exposed reinforced concrete elements, together with protective treatments to enhance durability and prevent future water ingress.
The works formed part of a targeted refurbishment programme to reinstate structural integrity and improve long-term performance of the external access areas.

Technical Overview
The property comprises four self-contained maisonettes arranged in a two-up, two-down configuration within a semi-detached residential building.
Each dwelling has a private entrance, with ground floor units accessed directly and upper floor units accessed via external staircases located at the front and rear of the building. The soffit and landing areas form key structural and access components of the building’s external circulation routes.
Localised deterioration to concrete soffits and landing areas required controlled breakout and reinstatement. Following removal of defective material, reinforcement was prepared and treated with corrosion inhibiting primer prior to application of bonding bridge and polymer-modified repair mortar.
Following reinstatement, exposed concrete surfaces were primed and treated with an anti-carbonation coating system to reduce future carbonation-related deterioration. A waterproof membrane was applied to the upper landing to prevent water ingress and protect the repaired substrate.
