Project Overview

Concrete Repair Solutions were appointed to carry out specialist internal concrete repair and protective coating works to a multi-storey residential building in Bloomsbury, Central London.

The project involved the repair of deteriorated concrete soffits associated with filler joist floor construction within occupied residential accommodation. The works required controlled breakout, careful sequencing, and reinstatement to both structural and fire performance standards.

Technical Overview

Structural Context

The building comprises five stories of residential accommodation constructed using a concrete-encased steel frame with filler joist floor slabs. Localised deterioration to internal concrete soffits had resulted in defective concrete and exposure of structural steel elements.

Repair Methodology

Defective and delaminated concrete was carefully removed to expose sound substrate. Exposed steel filler joist beams were cleaned and treated with a corrosion-inhibiting primer. A bonding bridge was applied to prepared surfaces prior to reinstatement using a polymer-modified concrete repair mortar, hand-applied and formed to match existing soffit profiles.

All repaired and adjacent concrete surfaces were primed and treated with an anti-carbonation protective coating system to reduce future durability risks. Fire protection to exposed steel elements was reinstated using an intumescent coating system.

Outcome

The completed works reinstated the integrity and durability of the affected concrete soffits, mitigated corrosion risk to embedded steelwork, and restored fire protection to structural elements. The finished surfaces achieved a consistent appearance suitable for occupied residential use while providing long-term protection against further deterioration.
