Project Overview

Concrete Repair Solutions were appointed to undertake concrete make-safe works and deck membrane remediation to the car park structure at Technology House, Hemel Hempstead.

Following inspection and assessment, the scope included removal of loose and potentially hazardous concrete, localised deck membrane patch repairs, substrate repairs following membrane removal, gulley detailing works, and replacement of deteriorated expansion joint mastic.

The works formed part of a planned intervention to reinstate safety, watertightness and long-term durability to the car park deck system.

What We Did

Concrete Make-Safe (Car Park)

  • Removed loose and potentially hazardous concrete cover
    • Cleaned exposed reinforcement via mechanical preparation
    • Applied corrosion inhibiting primer to exposed steel

Deck Membrane Patch Repairs

  • Carefully removed failed or delaminated membrane to clean edge
    • Cleaned and prepared exposed substrate
    • Applied primer/bonding agent where required
    • Installed new compatible deck membrane, lapped into existing system
    • Ensured continuity and watertight finish

Substrate Repairs (Following Membrane Removal)

  • Inspected deck substrate for cracks, delamination and spalling
    • Removed defective material to sound substrate
    • Treated exposed reinforcement where encountered
    • Reinstated deck levels using proprietary repair mortar/resin

Gulley & Joint Works

  • Redressed membrane detailing at deck gullies
    • Ensured watertight integration with drainage components
    • Removed and replaced deteriorated mastic sealant to expansion joints
    • Installed new backing rod and applied new sealant

 

Technical Overview

Technology House comprises a commercial office building with associated car park deck infrastructure incorporating waterproof membrane systems, drainage gullies and movement joints.

Inspection identified areas of concrete deterioration and membrane failure, resulting in localised water ingress risk and potential safety concerns.

Loose and delaminated concrete was removed to eliminate hazard and expose sound substrate. Reinforcement encountered during breakout was mechanically cleaned and treated with corrosion inhibiting primer.

Failed sections of deck membrane were removed and replaced with compatible membrane systems, ensuring proper lap detailing and continuity with surrounding sound material. Where membrane removal exposed substrate defects, localised structural repairs were undertaken prior to reinstatement.

Gulley interfaces were redressed to ensure correct integration between drainage components and membrane system. Existing mastic to expansion joints was removed and replaced, restoring movement capability and weather-tightness to the deck.
