Project Case Study
Project Title: Cheltenham, Gloucestershire – Make-Safe Survey & Mastic Sealant Replacement
Location: Cheltenham, Gloucestershire
Sector: Healthcare
Project Overview
Concrete Repair Solutions were appointed to undertake a make-safe façade survey and mastic sealant replacement works to external panel joints at Nuffield Health Cheltenham Hospital.
The scope involved rope access inspection of the building elevations, identification of deteriorated sealant joints, and renewal of mastic sealant to vertical panel joints to maintain weatherproofing and façade integrity.
Works were delivered within a live healthcare environment, requiring careful planning and controlled access.
What We Did
- Undertook rope access make-safe survey of external elevations
- Inspected and assessed vertical façade panel joints
- Identified defective and deteriorated mastic sealant
- Removed existing sealant to vertical joint locations
- Prepared joint interfaces to receive new sealant
- Installed new mastic sealant between façade panels
- Ensured clean finish and reinstated weather-tight detailing
Technical Overview
Nuffield Health Cheltenham Hospital comprises a multi-storey healthcare facility with panelised façade construction incorporating vertical movement and weather joints between panels.
Over time, deterioration of mastic sealant at vertical joints can compromise weather resistance and allow water ingress into the façade system.
Rope access techniques were utilised to safely access and inspect the external elevations without the need for scaffold erection. Identified sealant failures were removed in a controlled manner, ensuring joint edges were properly prepared before installation of new mastic sealant.
Sealant renewal works were completed to 14No. vertical joint locations, reinstating flexibility, movement accommodation and weather protection to the façade system.
Project Challenges
- Working within a live hospital environment
- Maintaining safe access without disrupting hospital operations
- Delivering rope access works with minimal impact
- Achieving clean and consistent sealant finishes across vertical joints
Outcome
The completed works reinstated the weather-tightness of the façade panel joints and mitigated the risk of water ingress.
Rope access delivery ensured minimal disruption to hospital operations while providing a safe, efficient and cost-effective solution for façade maintenance.
Services Demonstrated
